Know what you are signing.

A lease is one of the biggest commitments you will ever make. We check yours before you sign it, and tell you what to watch out for — for a fixed $1,100 including GST.

A Brisbane law firm. We advise people and businesses anywhere in Australia.

Why get advice before you sign

Once you sign a lease, you are committed. Most of what is in it cannot be changed afterwards, and you may be bound for five or ten years.

Before you sign, almost everything is up for discussion. Landlords expect tenants to ask for changes. People who ask usually get some. People who do not, do not.

A shop at $4,000 a month for five years is a $240,000 promise. Getting it checked costs $1,100.

The cost of not asking usually turns up years later — a repair bill you did not expect, a rent rise you cannot stop, or a renewal date you missed by a fortnight.

What you get

You send us the lease and everything attached to it. A senior solicitor reads it, and you get four things back.

  1. 1Written advice you can act onPlain English, no Latin, no hedging. Every clause that could cost you money, what it means in practice and what it is likely to cost.
  2. 2Your obligations, listedWhat you have to pay, when, and what happens if you are late. Outgoings, rent reviews, make good, guarantees and insurance, set out in one place.
  3. 3A list of changes to ask forSpecific amendments, in order of importance, written so you can send them to the landlord or their agent as they are.
  4. 4A call with the solicitor who wrote itNot a paralegal and not a call centre. The person who read your lease answers your questions about it.

All of it for the fixed fee. If we think your situation needs more than preliminary advice, we say so before you pay anything.

Three clauses that catch people out

These appear in most leases. Tap one to see what it actually means.

$1,100

Including GST. One fee, agreed before we start, that does not change.

You get a written advice from a senior solicitor within 5 business days from receiving your documents. It points you to the clauses that matter, flags anything that is not standard, and tells you what you can push back on — plus a phone call to talk it through.

How it works

  1. 1Send us your leaseEmail us the lease and anything that came with it. If you are not sure what to send, we will tell you.
  2. 2We read every wordOur software pulls out all the dates, costs and obligations, and checks the lease against the law in your state.
  3. 3A solicitor advises youA senior solicitor reads the lease, decides what matters for you, and writes your advice in plain English.
  4. 4We talk it throughYou get the advice in writing, plus a phone call to ask questions.

Software does the reading. A solicitor does the advising. No advice leaves this firm without a senior lawyer reading your lease and signing it. If this is not the right service for you, we will say so before you spend anything.
